Vacation Rental Terms & Conditions

Please review the terms and conditions carefully. Submission of your deposit acknowledges your acceptance of these terms.

PAYMENT TERMS

  • Booking Deposit (50%): Due at the time of booking to secure the reservation dates. The reservation is not confirmed until the deposit is received.
  • Remaining Balance (50%): Due no later than 30 days prior to Check-In Date. If the balance is not received by the due date, the Owner reserves the right to cancel the reservation and retain the deposit.
  • Last-Minute Bookings: For reservations made within 30 days of arrival, 100% of the total amount (including cleaning fee and taxes) is due at the time of booking.
  • Security Deposit: A refundable security deposit of $500 is due with the final payment. The deposit will be returned in full within 14 days of departure, provided the property is left in the same condition as found, with no damage, excessive cleaning required, or other charges as outlined herein.

CANCELLATION POLICY

Guests are strongly encouraged to purchase travel insurance. The following cancellation schedule applies:

  • Cancellation 60+ days before Check-In: Full deposit refunded, minus a $100 administrative processing fee.
  • Cancellation 31–59 days before Check-In: 50% of total rental amount is forfeited. Remaining 50% will be refunded.
  • Cancellation 30 days or fewer before Check-In: 100% of total rental amount is forfeited. No refund will be issued.
  • No-Show: Treated as a cancellation within 30 days. No refund will be issued.
  • Owner Cancellation: In the unlikely event that Owner must cancel the reservation, Guest will receive a full refund of all amounts paid. Owner’s liability is limited to this refund only.

Refunds, when applicable, will be issued via the original payment method within 14 business days of cancellation notification. Owner highly recommends that Guests obtain travel insurance to protect against unforeseen circumstances.

HOUSE RULES & GUEST RESPONSIBILITIES

  • Maximum Occupancy: The property accommodates a maximum of 6 overnight guests. Exceeding this limit without prior written consent from Owner is prohibited and may result in immediate termination of the rental without refund.
  • Minimum Stay: A minimum rental period of 5 nights is required for all bookings. Reservations of fewer than 5 nights will not be accepted.
  • Check-In / Check-Out: Check-in is after 4:00 PM and check-out is by 11:00 AM. Early check-in or late check-out may be available upon request and approval, subject to an additional fee.
  • No Smoking: Smoking of any substance is strictly prohibited inside the villa. Smoking is permitted outdoors in designated areas only. A $300 fee will be charged if evidence of indoor smoking is found.
  • Pets: Pets are not permitted at Casa de Vista under any circumstances. Guests found with unauthorized pets will be required to vacate immediately without refund, and any additional cleaning or damage costs will be charged to Guest.
  • Parties & Events: Casa de Vista is a private residential rental. Parties, events, or gatherings beyond the registered guest count are strictly prohibited without prior written consent.
  • Noise: Guests agree to be respectful of neighbors. Excessive noise is prohibited between 10:00 PM and 8:00 AM. Violations may result in termination of stay without refund.
  • Trash & Recycling: Guests are responsible for bagging and placing trash at the designated collection point on collection days. Instructions are provided in the villa welcome book.
  • Parking & Transportation: Parking is available for 2 vehicles on the property. Guest vehicles are parked at the owner’s risk. A rental car is strongly recommended for exploring St. Croix. Owner can arrange for a staff member to meet Guests at the airport upon arrival and escort them to the villa for an additional fee — please inquire at time of booking.
  • Pool/Outdoor Areas (if applicable): Guests use pool and outdoor areas at their own risk. No lifeguard is on duty. Children must be supervised at all times. No glass containers in pool area.
  • Air Conditioning: Please close all windows and doors when air conditioning is in use. Please turn off A/C when leaving the property.
  • Hurricane/Tropical Storm: St. Croix is located in a hurricane zone. In the event of a named storm, Owner will make every effort to notify Guest. Guests are responsible for monitoring weather conditions and heeding official evacuation orders.

DAMAGE & SECURITY DEPOSIT

Guests are responsible for any damage to the property, furnishings, fixtures, or equipment beyond normal wear and tear. Guest agrees to:

  • Report any damage or maintenance issues to Owner immediately.
  • Pay for any damage or loss in excess of the security deposit amount.
  • Leave all furniture, décor, and items in their original locations.

The $500 security deposit will be refunded in full within 14 days of departure, provided the property is returned in the same condition as found — clean, undamaged, and with all items in place. If any deductions are made, Owner will provide Guest with an itemized written statement within that same 14-day period. If damages exceed the deposit amount, Guest agrees to pay the difference within 14 days of written notice.

AMENITIES, UTILITIES & PROPERTY USE

  • The villa is provided fully furnished and equipped. Guests are expected to use all appliances, furnishings, and equipment in a responsible manner and in accordance with any provided instructions.
  • Utilities (electricity, water, internet) are included in the rental rate. Excessive or unreasonable consumption may be billed to Guest.
  • Water: St. Croix experiences periodic water limitations. Please be mindful of water use. The villa has cistern water — please report any low-water concerns to Owner immediately.
  • Internet: Wi-Fi is provided as a convenience. Owner does not guarantee speed or uptime and is not responsible for service interruptions.
  • Generator / Power Outages: USVI is subject to occasional power outages. Casa de Vista is equipped with a whole-property generator with an automatic transfer switch, which activates seamlessly in the event of a power outage. Owner is not responsible for losses or inconveniences caused by extended outages beyond Owner’s control.

OPTIONAL CONCIERGE SERVICES

Casa de Vista offers the following optional services to enhance your stay. Please request these at time of booking or at least 72 hours prior to arrival.

  • Airport Meet & Escort: A staff member can meet Guests at Henry E. Rohlsen Airport (STX) and escort them directly to the villa — ideal for first-time visitors unfamiliar with the island roads. Fee is quoted at time of booking and is non-refundable once the service is confirmed.
  • Grocery Pre-Provisioning: Owner can arrange for the villa to be stocked with groceries and supplies prior to Guest’s arrival. Guest must submit a request at least 72 hours before arrival. Please email rental@casadevistastx.com for further details.

LEGAL & GENERAL PROVISIONS

  • Governing Law: This Agreement shall be governed by the laws of the U.S. Virgin Islands.
  • Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, representations, or agreements.
  • Indemnification: Guest agrees to indemnify, defend, and hold harmless Owner from any claims, losses, damages, or expenses (including attorneys’ fees) arising from Guest’s use of the property, except those caused by Owner’s gross negligence or willful misconduct.
  • Assumption of Risk: Guest acknowledges that certain activities and conditions associated with the USVI (swimming, hiking, tropical weather, etc.) carry inherent risks and agrees to assume those risks.
  • Alterations to Agreement: No modification to this Agreement is valid unless in writing and signed by both parties.
  • Severability: If any provision of this Agreement is found to be unenforceable, the remaining provisions shall remain in full force and effect.
  • Rental Purpose: Guest agrees that the property will be used solely for vacation/residential purposes and not for any commercial activity.
  • USVI Taxes: Guest is responsible for payment of applicable U.S. Virgin Islands hotel/room tax (currently 12.5%) as included in the fee summary above.
